Frequently Asked Questions
What does Tatum Brown Custom Homes do?
Tatum Brown Custom Homes is a Dallas-based builder of ultra-luxury custom residences. We build one-of-a-kind homes in close collaboration with each client, their architect, and their design team — from initial feasibility and pre-construction budgeting through construction, final delivery, and warranty. Every home we build is fully custom; we do not build from plan libraries or speculative templates.
Where do you build?
Our work is concentrated in Dallas' most established neighborhoods — including the Park Cities, Preston Hollow, and surrounding areas — as well as select estate and lakefront communities in North Texas. If you are considering a lot outside these areas, we're happy to discuss whether the project is a fit.
Do I need an architect before contacting you?
No. Clients come to us at every stage — some with completed drawings, others with only a lot or an idea. If you have not yet engaged an architect, we can recommend firms whose work aligns with your vision and manage a collaborative design-build process from the start. Involving us early typically produces better cost certainty, fewer redesigns, and a smoother schedule.
Can you help me find or evaluate a lot?
Yes. We regularly assist clients with lot feasibility before purchase — evaluating topography, soils, utilities, easements, trees, and neighborhood or design-review requirements — so you understand what a site can support and what it will cost to build there before you commit.
How long does it take to build a custom home?
Every project is different, and timeline depends on the home's size, complexity, site conditions, and the design and permitting process. As a general guide, design and pre-construction often run several months to a year, and construction of a fully custom luxury home typically runs eighteen months or more. We build a detailed schedule for each project during pre-construction and keep it updated throughout the build.
How much does a custom home cost?
Cost is driven by design, finish level, site conditions, and scope, so we don't publish a per-square-foot price — any single number would be misleading. What we do commit to is transparency: during pre-construction we develop a detailed, line-item budget with real trade pricing so you know where every dollar goes before construction begins, and we track the budget openly throughout the project.
What is your process?
Our process moves through four phases. First, discovery — understanding your goals, site, and budget. Second, pre-construction — working alongside your architect and designers to develop drawings, specifications, and a detailed budget and schedule. Third, construction — managed by a dedicated project manager and on-site superintendent, with regular client meetings and full visibility into progress. Fourth, delivery and warranty — a thorough completion process, orientation to your home's systems, and responsive service after move-in.
How will I stay informed during construction?
Each client has direct access to a dedicated project team and to our online project management portal, where schedules, selections, budget updates, photos, and communications live in one place. You'll always know what's happening on your project and what decisions are coming next.
Do you work with clients' own architects and interior designers?
Absolutely. Some of our best work has come from long-standing collaborations with Dallas' leading architects and design firms, and we're equally comfortable joining a team you've already assembled. We view ourselves as the steward of the design — our job is to build it faithfully, at the highest level of craft.
Do you take on remodels or additions?
We selectively take on significant whole-home renovations and estate-scale additions, generally for projects that call for the same level of craftsmanship and management as our ground-up work. Contact us to discuss whether your project is a fit.
What warranty do you provide?
Every Tatum Brown home is delivered with a comprehensive builder's warranty, and our relationship doesn't end at move-in. Our warranty and service team responds promptly to any item that arises, and many of our clients remain in touch with us for years — often for their next home.
How do I get started?
Reach out through our contact page or call our office. We'll set up an introductory conversation about your goals, your site (or your search for one), and your timeline — and give you an honest assessment of how we can help.
